*Update: Company called to offer an explanation as to why they don't offer service in attic. Appreciate that effort. Discussed possible solutions and places that can give the service we need, and possibly having them update a website to help clear communication in services provided & not provided. -Came home from vacation to HVAC system that kept blowing a fuse and the air conditioner would not run. Called at 5:30pm for an appointment the next day. Informed them that HVAC in the attic was blowing a fuse and was told we'd get a call the next day.

When we didn't get a call the next day we called and were informed that they don't do attic work because it's dangerous to it's employees, a policy across the board. Certainly weather should always be considered to the health of the employees but I'm pretty sure a company could schedule around this, right? There are plenty homes in the PNW that have furnace and HVAC systems in the attic, and if your one of them skip to next provider.

This is my second time working with Overlake Heating and AC, and it was as good as my first experience. I got an appointment within three days to get the thermostat fixed in a rental property. Clear and reasonable fee schedule which they were upfront about at the time of making the appointment. Called me 30 minutes prior to reaching the home, and were courteous and polite during their appointment. Finished the replacement quickly and didn't try to upsell anything. They're my go-to guys for anything heating/AC related!

Deciding which equipment to replace can be a hard decision for new home owner like me but Robert made it fairly easy. He patiently explained to me the differences and also provided suggestions. I've had them replaced my water heater, furnace and also installed a new air conditioner. After the installation the infrared sensor was moved by accident and my garage door wouldn't shut. Robert responded in no time and sent the technician back and fixed it.

Their schedule were quite booked up and I would suggest spare enough time planning ahead. I would definitely recommend this company for its competitive price and great service.

Got a code 14 on the furnace we bought from Overlake 4 years ago. Called them at 8, they came out at 12:45, fixed and running by 1:30, part was under warranty as well. FIVE ***** STARS all day long! Service: Heating system repair

My furnace stop working two weeks ago. After terrible experiences with another company, furnace still stay dead. My neighbor referred me to Overlake Heating and Air Conditioning, 2 service tech came today and fixed my furnace immediately on the spot. Highly professional, honest, very helpful. Overlake Heating is the best since I moved to here 10 years ago. Thanks for great job.

Was disappointed that I received no return call after speaking with someone at their after hours number. My name and number were taken and then nothing happened. Why list a name and number for after hours service if you have no intention of helping? Update: Robert called next day after my review and indicated that they had tried to call back. I had no record.

After some exploration, it was determined that the tech had left a message on another number after transposing a couple of numbers. Clearly Robert cares very much about his business and customers. I appreciate his follow up.

When our furnace broke down we called several HVAC companies for estimates. My experience with Rob was the best of all. The articles on their website are the best. Rob clearly answered all our questions and gave a fair estimate over the phone after I sent him some picture. (Other companies did in-person estimates.) The crew that came for the install did a great job.

I tried to clean my own air ducts and almost destroyed my furnace in the process. I called Harton Air Duct Cleaning, for a second opinion. They came out and cleaned up my mess and told me how lucky I was that I did not damage anything. They were so nice, honest, and helpful. I have used their air duct cleaning services ever since then; they are the best in town!

I rarely write reviews on businesses good or bad but felt the need to this time. Having my furnace stop working, I like most people took to the internet. After several underwhelming calls to other shops I called Overlake Heating & Air Conditioning. I was initially greeted by Jason in the parts department and then Heather in scheduling. Instead of complaining of staffing and supply chain issues they both asked me how they could help.

Within 2 hours I had a service tech at my front door. Having had furnace repairs done in the past, Gary was by far the most knowledgeable and efficient tech I've ever dealt with. Although I hope I don't have to use them again, Overlake is the only company I will ever call if the need arises. They are deserving of a very appreciative 5 Stars.

When my furnace stopped working one afternoon, I immediately called a number of HVAC companies to get someone out as fast as I could. Overlake was the only company who could come out the next morning. Not only did they provide fast service, but Matthew really knew his stuff -- he cleaned out the burner and got the furnace working again, all while explaining everything he was doing since I was curious.

He also told me that the 20-year old furnace still had more life left in it, instead of trying to upsell me to replace it. I really appreciated his professionalism and candor.

A friendly and honest company! Our furnace was 25 years old, so we were looking to replace it. Rob came to our condo and was down-to-earth, kind, and helpful. He told us about some of the work he did to other units in our neighbourhood and recommended some models of furnaces that would fit our needs. He did not attempt to up-sell us or perform a lengthy sales pitch (unlike a different company tried to do).

He took the time to answer all our questions about furnaces and the specific models we were looking at. The furnace installation happened very soon after we picked our furnace model. The crew that came to install the furnace were friendly and did a great job. They took the time to go over our newly installed furnace and answer any questions we had. We are definitely going to use this company in the future for maintenance and repairs.

My furnace would not ignite and come on. I was using Bob's Furnace for years. I called yesterday and they told me that they could not come out until Christmas Eve or after New Years on the 7th. I could not wait. I emailed Overlake Heating and they called me first thing in the morning which is Thursday the 23rd. They came out diagnosed the problem and had me up and running within the time frame of the service call. Thanks to both the guy's who came out and I will use them for my servicing of my furnace in the future.

Heartfelt thanks to Matthew and Heather. Nothing compares to have a warm house again on a cold cold day. It was pleasant talking to Heather on the phone. Thank you for fitting in the repair on the same day and sending Matthew over after he has completed his "last" visit for the day. Matthrew quickly fixed the problem, he also waited long enough to ensure the old system/connectors on the control board doesn't quit working again. Our technician, Gary, was knowledgeable, friendly and professional. Our heater broke down today and he diagnosed the problem quickly and fixed the issue. My friends referred me to Overlake heating & air conditioning because of their good experience working with this company for installation of a heating and air conditioning. I contact the company and Robert provided me with complete information about options and functionality of various gas furnaces which is very helpful. Also he provided me with a fair quote.

Although for some reason i finally decided to replace my furnace in a latter time, I will have this company to do the job when I decided to proceed, because they are honest, fair, professional and super services as my friend indicated.

We had been considering a central A/C system for our home for several years and finally made the decision to have one installed in the Spring of 2021. Little did we know that our timing for the installation was perfect as a heat wave occurred just a month after our A/C system was installed and operating. We spoke to several HVAC companies and received a few estimates. Rob, the owner of Overlake Heating and Air Conditioning stood out.

From the the first phone call Rob was professional and very knowledgeable on the options available to us for our home. After asking relevant questions, he presented the best system for our specific needs and quoted a competitive price. He never tried to upsell us on features or "add-ons" that we felt were unnecessary. In the end, we decided to also replace our gas furnace at the same time as it was nearing its estimated useful life. Again, Rob was not pushy and simply presented the options which included keeping the old gas furnace until it stopped working or to be proactive and replace it while the whole system was already taken apart. Several months later everything is working perfectly and we are happy we chose Rob and Overlake Heating and Air Conditioning.

I detected a gas leak and had the local energy company come out to confirm - they confirmed and turned off the gas to my tankless water heater. As I just bought the house, I called the company that was on the "sticker" on the side and it was a total nightmare trying to get them to schedule me or help. I then decided to call Overlake Heating, and I'm never using any other company.

These guys worked above and beyond to come out quickly, diagnose the issue, explain it to me, helped me deal with the manufacturer and order the parts, then install them. They were super flexible, fast at answering the phone and seemed like they genuinely cared - don't even bother with other companies, I should have gone straight to these guys!

This family owned company is very efficient. They email you some articles to read to educate yourself before they suggest a certain type of furnace. They do not come on site to give a quote, they get your square footage from King County record, and ask for pictures of your existing furnace and the electric board. And then they give you a quote right after with the details of furnace brand, model number and warranty information. Comparing with I need to wait for more than a month to just get a quote from other well known HVAC companies, I really like this company.

Also I think due to the low overhead, the quote I receive from Overlake HVAC is the cheapest among the quotes I receive. From the time I contacted the company for a quote and accepted the quote, and they started to order the furnace, to the time the furnace got installed, it took only two weeks! The luckiest part is, two days before the scheduled installation, my 20-year-old furnace decided to stop working. Robert is very responsive during our message exchanges.

The crew are very friendly, respectful, explain all the furnace relevant details: filters, keep the furnace intake area clean of blockage, etc., tidying up the area before they leave. They helped to install the new modern thermostat I ordered. It is so nice to have a warm house again after two days without heating. They did an excellent job replacing our old furnace and installing a new furnace, heat pump, and fresh air intake. They took care of all permitting, coordinating with electrician for electrics, and left the place neat and tidy. They arrived on time and completed the job in the 2 days they originally estimated. Overall I was very satisfied with the overall process and end result. I would highly recommend them.

I've never been more impressed with a company than I have been with this one. Robert gave us his honest opinion of what he thought we should have installed even though it would have been more profitable for him to recommend something different. His crew was on time, neat and just personable and happy guys. The modifications to our furnace required some very fancy sheet metal work and should be in a furnace hall of fame!

Our AC quit on a Friday. They offer to come out for an emergency call but suggested I wait till Monday if possible and save $'s. I agreed. Mathew came out promptly at appointed time. Diagnosed the problem and located the part which isn't usually stocked on their service truck. Fixed the AC in short order. Mathew and the service department was prompt, efficient, courteous and efficient. They didn't try to upsell and their price was very reasonable. I've been extremely satisfied with Overlake. They came up with a solid installation plan for my unique roof situation and set up mini splits in 3 rooms. The system has been running great for a year now, with only a few minor technical issues that they were quick to address. I greatly appreciate their commitment to quality.

They came out and troubleshooted a tricky furnace, right as it was getting cold last year. Service was thorough and extremely knowledgeable, and I never felt like I was being up-sold. Everything was clearly explained, and they successfully fixed the problem (furnace cycling on/off too often) and gave us really solid advice that has kept our furnace running smoothly even with the recent snowpocalypse and polar temperatures.

Overlake Heating went waaaaaayyyy above and beyond to fix an issue with my furnace. When I called, I talked with Jason, who was very nice, patient, and helpful, and he talked me through the issue I was having. Then Gary came out quickly, even though the roads were a little slushy, and he was also so nice, patient, and thorough, and he made sure my heat was working right.

All of this happened within a matter of a few hours - and on a day when some of Overlake's competitors were closed down or charging emergency pricing due to snowy conditions out. Both of these gentleman were incredibly kind on a day when I really needed some help (and some heat). They've got my business forever & I would highly recommend!

Not only did Robert help us with the installation of these, he also patiently helped us understand the different types of products, pros and cons of each. This helped us reach an informed decision on the products. Once we chose the furnace and the water heater, his team came the very next business day, 8:30 sharp and installed them in a professional and friendly manner. I highly recommend their services.

We hired Overlake Heating for a full replacement of furnace and heat pump. We've been really impressed with the quality of service and professionalism shown by everyone we met from this company. Starting with Robert, who patiently answered all of our questions over a course of several weeks, JP and the crew of installers that worked for over 12 hours to make sure we have heating at the end of the first install day, the technicians that set up everything and answered even more questions about the proper operation of the system. We couldn't be happier with their work and we'd recommend them to anyone in need of an HVAC contractor.

I rarely give five star review but I feel that this business earned it. Heather at the call center went above and beyond to assist me with my furnace issues and Darrell was prompt and fastidious with the maintenance check. My realtor recommended them to me after he had four different HVAC companies come out and take a look at his furnace. None of them could figure out what was wrong and recommended replacing the furnace. Overlake was the only one who figured out that the filter was too thick and was constricting the air flow so that the furnace kept shutting off. They are honest and reliable. I can't ask for more than that.
